The renovation of this pre-Civil War era building demonstrates the potential for significant energy savings when historical structures are made “super efficient.” The design team overcame space and site limitations for the MEP systems by excavating an existing crawlspace and by selecting an underground geothermal loop. Also, repairs to the exterior brick used salvaged brick from the interior walls. Additional insulation and new window assemblies contribute to a tight envelope and an annual energy use index of 34.6 kBtu/ft2. LED fixtures are used in all occupied spaces and are turned off two minutes after sensors determine a space is unoccupied.
